Common questions
When can I sell my HDB flat and upgrade?
You can sell once you've met the Minimum Occupation Period — usually 5 years for a BTO from the date you collect keys. Selling before MOP is generally not allowed. See the MOP guide for exceptions.
Do I pay ABSD when upgrading from HDB to a condo?
If you buy the condo before selling your flat, you pay Additional Buyer's Stamp Duty on the second property (remissible for eligible married couples who sell within the window). Selling first, or decoupling, avoids it — the decoupling and ABSD guide covers the trade-offs.
Should I sell my HDB or keep it and buy a condo?
Keeping the flat means ABSD on the condo and tighter financing; selling frees the proceeds and avoids ABSD but ends your HDB ownership. The 'keep HDB and buy a condo' guide runs the numbers both ways.
Is buying a second property in Singapore a good investment?
