Common questions

Is BTO or resale cheaper?

BTO launch prices are subsidised below market, so a BTO is usually cheaper upfront. But resale flats attract more grants for eligible first-timers — the Enhanced CPF Housing Grant plus the Family and Proximity Housing Grants — which can narrow or close the gap, especially near your parents.

How long do you wait for a BTO vs resale?

A BTO is built to order, so you typically wait about 3–5 years from booking to keys. A resale flat is already built — you can usually collect keys in around 2–3 months.

Can I buy a BTO if I earn over $14,000?

Most BTO flats have a family income ceiling of S$14,000, so above that you'd generally look at resale or an Executive Condo (ceiling S$16,000). Confirm the current ceilings with HDB.
