“4-room” and “5-room” are the vocabulary of every Singapore property conversation, yet the labels don’t map to bedrooms the way newcomers expect — an HDB “room” count is its own system. Here is what each flat type actually gives you in space and layout, and which household each one suits.
The five new flat types

Treat the sizes as typical, not exact — internal floor area varies from project to project, and newer flats have trended a little smaller. Bedroom counts are the more reliable guide to how a household will fit.
The 2-room Flexi and its short-lease option
The 2-room Flexi is the entry point, and it comes two ways. Singles and others take the standard 99-year lease. Seniors aged 55 and above can instead choose a short lease — from 15 to 45 years in 5-year steps — as long as it covers the youngest applicant to age 95. A shorter lease costs less and frees up cash, which is why it features heavily in right-sizing for retirement; just note the short-lease flat can’t be financed with a housing loan. 3Gen flats: built for three generations
A 3Gen flat is a larger layout — four bedrooms, extra bathrooms — reserved for multi-generation households, typically a married or engaged couple living with at least one parent. It exists to keep extended families under one roof, and eligibility is tied to that arrangement.
What you’ll only find on resale
Several larger, older layouts are no longer built and appear only on the resale market: Executiveflats and maisonettes (roughly 130 sqm and up), privatised HUDC flats, and jumbo flats formed by joining two units. They offer space that new BTOs rarely match, but they come with older leases — so weigh the size against the years left.
Choosing the right size
Bigger is not automatically better: you pay for space you may not use, and a larger flat in a weaker location can score worse for daily life than a compact one near the MRT and hawker centre. Match the type to your household and budget, check the lease, and screen the specific block on the things that matter using the screening checklist — singles, in particular, should read the buying as a single guide for what they can actually apply for.
