The State of HDB Liveability 2026

We scored every one of Singapore’s 10,471 HDB blocks on liveability, routed the real public-transport commute from each to the city centre, and tracked resale prices across every town. Here is what the data says about where — and how well — Singapore lives, in 2026.

Best-connected towns — fastest median commute to the CBD

Median door-to-door public-transport time from a town’s blocks to Raffles Place, routed on OneMap for a weekday morning.

The commute gap

Where you buy can more than double your daily commute. The most-distant towns to the city centre by median public-transport time:

That is a 51-minute median gap each way between the best- and worst-connected towns — roughly 408 hours a year of commuting.

Most liveable towns overall

By median overall liveability score across a town’s blocks — the balanced weighting of all nine pillars.

Best value — cheapest towns by 4-room resale price

Median resale price per square foot for 4-room flats, lowest first — the towns where a family flat costs least.

Where the new rail is going

Master Plan 2025 adds stations across the island. The towns with the most HDB blocks coming within walking distance of a planned station (not yet open):
